We have lived in our house for 13 years now and are now thinking of moving onto pastures new.
I am addicted to watching programmes like Grand Designs and Location, Location, Location and one thing I have picked up from these is that you need to make your home appealing to sell.
I am not talking about a huge renovation, that would be far too time consuming and stressful, but there are small things you can do that won’t cost the earth, but will add value to your home before you put your house on the market.
5 easy ways to add value to your home before you sell
1. Curb Appeal
Think about how your home looks from the outside. If you are lucky enough to have a front garden, tidy the borders, mow the lawn and paint the fence. On the house itself, make sure the windows, fascia’s and gutters are clean.
2. Make your home lighter
Light creates the illusion of space and a light and bright home is more likely to sell than a poorly lit home. Give the walls a lick of light coloured paint, add a couple of well positioned mirrors that bounce light around the room and think about the lighting options, especially in the winter months.
We have Philips Hue bulbs throughout the house so can change the shades and brightness of the bulbs in every room, which not only adds character, but can make it look more inviting too.
3. Carpets & flooring
If your home appeals to the family market, then the type of flooring installed can make a big difference. Many young families avoid carpets these days in favour of laminate flooring as it is easy to maintain and clean, so replacing the old carpet could certainly add value.
However, if replacing the carpets in your home is too large a job, make sure you get them cleaned them before your first viewing.
4. Declutter
There is nothing worse than walking into your own home and seeing a cluttered mess, so imagine how off-putting that would be to a potential buyer.
Moving home is the perfect time to declutter, whether that means getting rid of some old furniture that has seen better days, clearing out clothes from the bulging wardrobe or bribing the kids to store their favourite toys away for a couple of weeks
5. Clean, clean, clean
Giving your home a deep clean will not only leave it smelling fresh, but will give it some added sparkle.
Pay particular attention to the kitchen and all its appliances as it is still considered the heart of the home and a gleaming oven is a real selling point.
The bathroom is another important area, make sure the grout is clean, white and free from mould and consider buying a new toilet seat if yours looks like it has seen better days.
Have you sold a house, do you have any tips that worked for you?
These are some great tips. So many people forget about curb appeal but after all, the outside of the front of your house is what is going to make the best first impression.
These are some great tips! I think cleaning the skirting board and giving a fresh lick of paint also really helps to make a home look spick and span and ready for selling.
